Gated lakefront estates east of Crown Point

Doubletree Lake Estates is a private, gated community built around a sixty-acre lake in Winfield, just east of Crown Point. Custom estate homes, a strong association, and lakefront lots mean the constraints here are shoreline setbacks, view corridors, and covenant standards rather than tight zoning envelopes.

History & architecture

How Doubletree Lake Estates was built

The community was developed around a private sixty-acre lake, one of the few purpose-built lake communities in this part of Lake County.

It built out with custom and semi-custom estate homes, most of them larger than the surrounding subdivisions' production stock.

A guard-gated entry and its own homeowners association have governed the neighborhood since development, with covenants and published rules for owners.

As Winfield incorporated and grew, the community became the town's best-known upscale address while remaining physically separate from it.

Zoning & overlays

Common zoning codes in Doubletree Lake Estates

These are the base districts and overlays we see most often on Doubletree Lake Estates lots. Always confirm your parcel's district and overlays on the Metro zoning map before design decisions get expensive.

Winfield RTown of Winfield residential districts

Winfield's zoning ordinance governs, with the town's plan commission and zoning administrator handling review. Crown Point's Chapter 150 does not apply.

PUDPlanned Unit Development

A subdivision-specific ordinance approved by the Plan Commission and City Council that replaces the base district table. Lot size, setbacks, height, and coverage come from the approved PUD plan and its amendments.

Overlays that apply here

HOA

Doubletree Lake Estates HOA

The association's covenants and architectural standards govern exterior work, materials, fencing, docks, and shoreline structures. Approval precedes any permit filing.

LAKE

Shoreline and lake standards

Lakefront lots carry setbacks from the water's edge and association rules on docks, seawalls, and shoreline landscaping.

PRIV

Private streets and utilities

Streets and some infrastructure are association-owned, so construction access, staging, and utility connections are coordinated with the HOA as well as the town.

Permitting path

  1. 1These addresses carry a Crown Point mailing address but sit in the Town of Winfield, so the Town of Winfield Plan Commission and its zoning administrator have jurisdiction — not the City of Crown Point.
  2. 2Winfield's own zoning ordinance sets the districts and dimensional standards, and the town's plan commission meets monthly. Confirm the district and setbacks with the town before design.
  3. 3Almost every Winfield subdivision of this era is covenant-governed, so the association's architectural review committee reviews the design in parallel with the town.
  4. 4Building permits and inspections run through the town, and Lake County handles surveyor drainage and regulated drain matters.
  5. 5Because jurisdiction is the single most common mistake here, we verify the parcel on Lake County GIS at the start of every project.
Why it matters

Doubletree Lake Estates's place in Crown Point

Doubletree is the highest-profile gated community in the Crown Point and Winfield area and sets the top of the local market.

Its lake orientation makes it the only nearby neighborhood where waterfront design considerations drive the plan.

Estate-scale homes here support the largest renovation budgets in the area — primary suite expansions, pool houses, and full exterior updates.

Designing here

What this means for your Doubletree Lake Estates project

  • Design to the water. On a lakefront lot the rear elevation is the primary facade, and the plan should put the main living space, the outdoor room, and the primary suite on that side.
  • Shoreline setbacks and association rules on docks and seawalls decide the buildable envelope at the rear before zoning does. Establish them first.
  • Pool houses and detached garages fit these lot sizes, but grading toward the lake makes drainage design part of the approval, not an afterthought.
  • Estate-scale masonry is hard to match years later. Sourcing the brick and stone early determines whether an addition reads as original.
  • Large existing homes usually have complex roof geometry. Adding to one is a roof problem first and a floor plan problem second.
  • Coordinate construction access with the association. Private streets, gate access, and staging rules affect the schedule and should be settled before bidding.
