Briar Ridge was developed as a gated golf-course community around the Briar Ridge Country Club, with an estate-scale housing pattern unlike anything else in Schererville.

The community was platted across the boundary between Dyer and Schererville, and the Briar Ridge POA's recorded declarations reference land within both towns.

The country club's 27-hole course organizes the plan, with lots arranged along fairways and the clubhouse serving as the social center.

Amenities grew over time to include the pool, tennis and pickleball courts, and the clubhouse facilities the POA maintains today.

The result is Northwest Indiana's most covenant-governed residential setting: a private association with architectural authority layered over two municipal zoning codes.

Front yard 30 ft (not more than 50 ft), rear 30 ft, side yards totaling 20% of lot width with neither below 8 ft. Height 35 ft / 2.5 stories, building coverage 30%. Permitting path

  1. 1Pull the recorded plat and the PUD ordinance or development plan before drawing. On a PUD parcel the approved plan, not the R-1 table, sets setbacks, height, and coverage.
  2. 2Pull the subdivision declaration and every amendment from the Lake County Recorder. Covenants routinely restrict what zoning would allow — materials, roof pitch, accessory buildings, and fences are the usual flashpoints.
  3. 3Where an association has architectural review, run that approval in parallel with the Town so the two sets of comments do not contradict each other late.
  4. 4The Planning & Building Department still issues the residential permit after the PUD and covenant questions are settled.
  5. 5Relief from a numeric zoning standard goes to the Board of Zoning Appeals. Relief from a PUD standard is a plan amendment through the Plan Commission and Town Council — a materially longer schedule.
  6. 6A covenant cannot be varied by the BZA; that negotiation is private with the association.

Briar Ridge's place in Schererville

It is Schererville's flagship gated community and the town's highest-value residential address.

The Dyer/Schererville split makes it the clearest example of Northwest Indiana's jurisdiction traps — the mailing address alone does not settle which town reviews your permit.

The POA's architectural authority is stronger than the zoning ordinance in practice, since covenants can restrict what either town would allow.

The golf-course setting drives sightline and rear-yard considerations that ordinary subdivision lots do not have.

What this means for your Briar Ridge project

  • Settle jurisdiction first. A Schererville mailing address does not guarantee Schererville review here; the POA's own declarations reference land in both towns, and Dyer has its own ordinance, Plan Commission, and BZA.
  • Pull the POA declaration and every amendment from the Lake County Recorder. In a community like this, covenants on materials, roof pitch, massing, and accessory structures typically bind long before a zoning setback does.
  • Run POA architectural review in parallel with the municipal permit so the two reviews do not produce conflicting comments at the end.
  • Where the parcel is a PUD, the approved development plan replaces the R-1 table entirely — do not assume the 30 ft front and rear yards apply.
  • Golf-course rear yards deserve early attention: sightlines, netting exposure, and outdoor living orientation are design questions the covenants may also speak to.
  • Relief from a covenant cannot be granted by a Board of Zoning Appeals. That is a private negotiation with the association, and it should happen before drawings are finished.
